FREE NITRATE SCREENINGS!

Willamette Valley well owners are invited to several free nitrate screening clinics to be held this spring. Screening will be available on May 14th at the Corvallis Saturday Market, Downtown Corvallis from 9:00am to 1:00pm and May 28th at the Albany Farmers Market, Downtown Albany from 9:00am to 1:00pm.
A portion of the Southern Willamette Valley has been designated as a Groundwater Management Area by the Department of Environmental Quality due to elevated nitrate levels in well water. While it is especially important for households with pregnant women or newborns to test for nitrate because of a rare type of blue-baby syndrome, all homes with private wells should be aware of their nitrate level. 


For a free nitrate screening, bring ½ cup of untreated well water in a clean, water-tight container. You may either wait for your results (the test takes 5 to 10 minutes if the well water clinic is not busy), or leave your contact information for the results to be delivered after the clinic date.


A water quality educator will be available during clinic times to answer questions about well water and septic tank issues.

The median home price increased slightly in 2010: the first annual price gain since 2006, as buyer incentives and record affordability helped boost sales and stabilize home prices. The foreclosure freeze resulting from the robo-signing scandal in October has also contributed to firming home prices. There were fewer foreclosure sales, which sold for an average 28% discount compared to nonforeclosure sales during 2010.

Broker Duo has a huge spot in their heart for our local non-profit, privately funded, limited admission shelter, that does not use euthanasia for population control - we have partnered with them as far as fund and food raising for animals in need. 

HOWEVER, we want to let everyone know SafeHaven is a non-profit, privately funded, limited admission shelter, that does not use euthanasia for population control and they need items of all types. Most often overlooked products such as: Bleach, Spray Bottles, Sandwich Bags, Scouring Pads, Grooming Clippers and things of that nature. If you have any of these misc. items laying around without purpose please feel free to stop by our office and leave your donations in the huge donation bin we have placed by our reception desk.

30-Year Fixed-Rate Mortgage Drops Amid Japan Crisis

McLean, VA – Freddie Mac (OTC: FMCC) today released the results of its Primary Mortgage Market Survey (PMMS), which shows the 30-year fixed-rate dropping to 4.76 percent while the 15-year fixed-rate hit its lowest rate at 3.97 percent since December 2010.

30-year fixed-rate mortgage (FRM) averaged 4.76 percent with an average 0.7 point for the week ending March 17, 2011, down from last week when it averaged 4.88 percent. Last year at this time, the 30-year FRM averaged 4.96 percent.

15-year FRM this week averaged 3.97 percent with an average 0.7 point, down from last week when it averaged 4.15 percent. A year ago at this time, the 15-year FRM averaged 4.33 percent.

5-year Treasury-indexed hybrid adjustable-rate mortgage (ARM) averaged 3.57 percent this week, with an average 0.6 point, down from last week when it averaged 3.73 percent. A year ago, the 5-year ARM averaged 4.09 percent.

1-year Treasury-indexed ARM averaged 3.17 percent this week with an average 0.6 point, down from last week when it averaged 3.21 percent. At this time last year, the 1-year ARM averaged 4.12 percent.

Frank Nothaft, vice president and chief economist of Freddie Mac, reports, "With the crisis in Japan, investors rushed to buy the security of U.S. Treasury bonds , which lowered its yields and other interest rates as well. This allowed fixed mortgage rates to drift lower this week."

"In aggregate, families have been strengthening their balance sheets. In the fourth quarter of 2010, household net worth rose by $2.1 trillion, boosted by gains in the stock market. This helped lower their financial obligation ratio (debt payments relative to disposable income) to the lowest level since the first quarter of 1995."

Refis of Fannie, Freddie loans don't require additional PMI

Fannie Mae and Freddie Mac will continue to refinance qualifying borrowers who have lost equity in their home without requiring additional mortgage insurance for another year under the Home Affordable Refinance Program, or HARP.

HARP, which was scheduled to expire June 30, will stay open for business for another year, and Freddie Mac will exempt the refinancings from recently announced price increases, the Federal Housing Finance Agency said in announcing the one-year extension

• Laminate planks look like hardwood but are actually medium-density fiberboard (MDF) sandwiched between plastic laminate.
• Glueless laminate planks are held together by tongue-and-groove construction. It's so easy to install that you and a helper can do a whole room in less than a day.
• The assembled floor is glued together at the edges and floats on a thin foam pad—on top of the original floor.
• Laminate is scratch- and stain-resistant but could be damaged if water seeps below the surface. You should check specific product information before choosing laminate for a bath.
