One of the Top Important strategies to Sell your

Staging and Condition of your Home is one of the top priorities in getting the most in an offer with these market conditions. A quick few areas to consider are the following: 

1.  Declutter: Less is more, remember you are moving, so get out those boxes and start packing. Consider removing your personal items, photos, etc. Leave just enough to stage and make the room feel very spacious.

2.  Remove Furniture: Think about the purpose for the room and be sure to leave just the pieces necessary. For instance, the dining room, could consist of the Dining Table, if enough room a cabinet.  Be sure to avoid "multipurpose" rooms.

3.  Fireplace: If your fireplace is a focal point in the room, you may need to consider repainting, tiling, and dressing up.

4.  Avoid Theme Rooms: While you may have that favorite team or your children's rooms have been personalized. This would be the time to nuetralize to allow all potential buyers to see the space and themselves in it.

5.  Keep it Neutral: Just to clarify, neutral is not white. To consider whether you need to paint, consult with an interior designer or your REALTOR, otherwise, neutralizing room and accenting with color pillows, artwork, etc.

6.  Clean again: A deep cleaning can go along way. First impressions is not only the look, but the smell. Be sure to take care of any pet odors, consider carpet cleaning, stay away from heavy scents and lean towards vanillas and gingerbread.

Congress Enacts Bigger and Better
Home Buyer Tax Credit


A tax credit of up to $8,000 is now available for qualified first-time home buyers purchasing a principal residence on or after January 1, 2009 and before December 1, 2009. Unlike the tax credit enacted in 2008, the new credit does not have to be repaid.

When you will get your Preliminary Title Report...

You'll usually receive a copy of the Preliminary Title Report to the property that you are purchasing within 5-10 days after an accepted offer and when escrow is opened with your Title Company.  They need to research the history of the property, the seller and the buyer to confirm there are no outstanding judgments against either party.  It is really important to watch your timeline.  When you receive this title report, usually by mail, unless your real estate agent forwards it to you by email, you have 5 business days to review, request any additional information or request termination of the purchase.  With your Preliminary Title Report, you may have CC&R's (Covenants, Conditions and Restrictions), this mandate what you can and cannot do in your neighborhood.  Pay attention to any restrictions that may effect your lifestyle.
